From the upper floors, the property enjoys attractive views across the traditional tiled rooftops of Accettura and towards the surrounding countryside and mountains.

An elevator serves the hotel floors, providing convenient access throughout the building.

The property is offered fully furnished, allowing an incoming owner to take over an established hospitality property rather than having to furnish and equip a hotel from scratch.

The hotel accommodation includes:

  • 15 guest rooms

  • Double and twin-room configurations

  • Private bathrooms

  • Air conditioning

  • Televisions

  • Furnished rooms

  • Desks and bedroom furniture

  • Bright interiors

  • Views across Accettura

  • Mountain and countryside outlooks

  • Elevator access between floors

Several of the upper-floor rooms benefit from particularly attractive views across the rooftops of the town and towards the wider Lucanian landscape.

The combination of guest accommodation, restaurant facilities and outdoor terraces gives the hotel scope to appeal to a variety of visitors including couples, families, walking groups, cultural tourists and organised tours.

🌄 TERRACES & PANORAMIC VIEWS

One of Hotel San Giuliano's standout features is its elevated position and outdoor terrace space.

Several rooms open directly onto terrace or balcony areas overlooking the historic centre of Accettura.

From the upper levels of the hotel, guests can enjoy views across:

  • Traditional tiled rooftops

  • Historic streets and buildings

  • Surrounding hills

  • Forested countryside

  • The wider mountain landscape of Basilicata

Some of the outdoor areas provide substantial usable terrace space where guests can sit, relax and enjoy the scenery.

The terraces are particularly suited to guests visiting for walking holidays, cultural tourism, festivals, photography or longer stays.

🍕 RESTAURANT & PIZZERIA

A major advantage of Hotel San Giuliano is that the property offers more than hotel accommodation alone.

The building includes an established restaurant and pizzeria, which can cater for both hotel guests and customers from the surrounding area.

Facilities include:

  • Restaurant dining room

  • Breakfast area

  • Pizzeria

  • Fully equipped professional kitchen

  • Traditional wood-fired pizza oven

  • Dining facilities for hotel guests

  • Facilities for external customers

The dining areas are bright and spacious, with tall arched windows providing plenty of natural light.

For an incoming operator, the restaurant and pizzeria provide an additional potential revenue stream alongside room accommodation.

The combination of hotel and restaurant could also lend itself particularly well to gastronomic tourism, including traditional Basilicata cuisine, local produce and food-focused short breaks.

📍 LOCATION – ACCETTURA, BASILICATA

Hotel San Giuliano is located in Accettura, a traditional hill town in the province of Matera in the Basilicata region of Southern Italy.

The hotel occupies a central and elevated position within the town, giving guests easy access to the local centre while also benefiting from attractive views across the surrounding landscape.

Accettura is surrounded by the forests, mountains and countryside of inland Basilicata and is closely associated with the Gallipoli Cognato Piccole Dolomiti Lucane Regional Park.

Unlike Italy's larger resort destinations, Accettura offers visitors a much more traditional experience of Southern Italian life.

The area is particularly suited to visitors interested in:

  • Traditional Italian village life

  • Nature and countryside

  • Hiking

  • Mountain scenery

  • Local food

  • Cultural tourism

  • Historic villages

  • Photography

  • Cycling

  • Local festivals

  • Slow travel

  • Experiential tourism

🌲 NATURE, FORESTS & THE LUCANIAN DOLOMITES

Accettura lies in a spectacular part of inland Basilicata, surrounded by woodland, mountain scenery and protected natural areas.

The wider area provides opportunities for:

  • Hiking

  • Forest walks

  • Cycling

  • Nature tourism

  • Wildlife

  • Photography

  • Mountain excursions

  • Outdoor activities

  • Traditional village tours

For an incoming hotel operator, this creates the potential to develop packages specifically aimed at walking groups, outdoor tourists, cyclists, nature lovers and organised tours.

The setting offers something very different from Italy's better-known coastal resorts, allowing visitors to experience a quieter and more authentic part of Southern Italy.

🎉 THE MAGGIO DI ACCETTURA

Accettura is particularly famous for the Maggio di Accettura, one of the town's most important traditional celebrations.

The festival takes place annually around Pentecost and is closely connected with the town's patron saint, San Giuliano.

At the heart of the celebration is an ancient tree ritual sometimes described as the "marriage of the trees", representing the historic connection between the local community and the surrounding forests.

The event is deeply rooted in the culture and traditions of Accettura and attracts visitors to the town during the celebrations.

For a hotel situated directly in Accettura, major local festivals such as this can create periods of particularly strong visitor demand.

🏛️ MATERA & THE SASSI

One of Southern Italy's most famous cultural destinations can be visited as a day trip from Accettura.

Matera is internationally renowned for the Sassi di Matera, its extraordinary historic districts of rock-cut dwellings, stone buildings, churches and narrow streets.

Matera attracts visitors from across the world and is one of the principal tourism destinations in Southern Italy.

Guests staying at Hotel San Giuliano can therefore combine a quieter mountain and village experience with a day visiting one of Italy's best-known historic cities.

This gives the hotel potential to market itself as part of a wider Basilicata touring itinerary, rather than depending only on visitors travelling specifically to Accettura.

👻 CRACO – BASILICATA'S FAMOUS GHOST TOWN

Another distinctive attraction in the region is Craco.

This abandoned hilltop settlement has become widely known as the "ghost town" of Basilicata.

Its ruined buildings and spectacular position have made it particularly popular with visitors interested in:

  • History

  • Architecture

  • Photography

  • Film locations

  • Abandoned places

  • Italian heritage

Craco can be combined with Matera, Accettura and other parts of Basilicata as part of a wider touring holiday.

🏔️ CASTELMEZZANO & PIETRAPERTOSA

The spectacular mountain villages of Castelmezzano and Pietrapertosa are another highlight of the region.

Set amongst the dramatic peaks of the Lucanian Dolomites, these historic villages are known for:

  • Mountain scenery

  • Traditional architecture

  • Hiking

  • Outdoor activities

  • Photography

  • Local restaurants

  • Historic streets

  • Panoramic viewpoints

These destinations provide another strong reason for tourists to stay in inland Basilicata and explore the region by car.

🌊 BEACHES & THE IONIAN COAST

Although Hotel San Giuliano enjoys an inland mountain setting, visitors can also reach the Ionian coast of Basilicata for a day trip.

Areas such as Policoro and Metaponto provide access to sandy beaches and seaside attractions.

This gives visitors the opportunity to combine:

Mountains + historic villages + cultural attractions + countryside + beaches within the same holiday.

Policoro

Policoro is one of the better-known coastal destinations in Basilicata, offering beaches, restaurants and access to the Ionian Sea.

Metaponto

Metaponto combines beaches with significant archaeological heritage connected with ancient Magna Graecia.

This makes it possible for guests to combine a beach excursion with cultural sightseeing.

🏙️ PLACES TO VISIT

Guests staying at Hotel San Giuliano can explore a wide variety of destinations across Basilicata.

Internationally famous for the Sassi and one of Southern Italy's most important cultural destinations.

☀️ WEATHER, CLIMATE & LIFESTYLE

Accettura offers a very different experience from Italy's coastal resorts.

Its elevated inland position provides distinct seasons, with warm summers and cooler winters.

Spring and autumn can be particularly attractive for hiking, walking, cycling and sightseeing, while summer provides warm weather for exploring the surrounding villages and countryside.

The lifestyle is centred around traditional Southern Italian community life, including:

  • Local restaurants

  • Family businesses

  • Traditional cuisine

  • Community events

  • Historic festivals

  • Village cafés

  • Churches and local heritage

  • Outdoor living

  • Countryside and nature

For visitors wanting to experience authentic Italy away from the busiest tourist centres, this is part of the area's appeal.

✈️ AIRPORT ACCESS

International visitors can access Basilicata through several airports in Southern Italy.

Bari Karol Wojtyła Airport

Bari is one of the principal airports used by visitors travelling to eastern Basilicata and the province of Matera.

It provides a wide range of domestic and international flight connections.

Naples International Airport

Naples provides another major international gateway to Southern Italy, with a substantial network of European and international routes.

Car hire from either airport gives visitors the flexibility to explore rural Basilicata, Matera and the surrounding region.

🚆 RAIL CONNECTIONS

The surrounding region can also be accessed using Italy's wider rail network.

One of the closest practical railway connections is Grassano-Garaguso-Tricarico station, from which onward road travel can be made to Accettura.

Additional rail and transport links are available through larger centres such as Potenza and Matera.

For visitors wishing to explore the villages, countryside and natural attractions of rural Basilicata, travelling by car would generally provide the greatest flexibility.

💼 INVESTMENT & BUSINESS POTENTIAL

Hotel San Giuliano offers an incoming purchaser several potential revenue streams.

Hotel Accommodation

The 15 guest rooms provide the core hospitality business.

Restaurant

The restaurant can serve both hotel guests and external customers.

Pizzeria

The traditional wood-fired pizza oven provides the opportunity to operate a genuine Italian pizzeria alongside the restaurant.

Breakfast & Dining

Existing dining areas allow an operator to provide breakfast, half-board or other hospitality packages.

Events & Groups

Potential markets could include:

  • Walking groups

  • Cycling groups

  • Cultural tours

  • Coach groups

  • Family gatherings

  • Festival visitors

📖 A SHORT HISTORY OF HOTEL SAN GIULIANO

Hotel San Giuliano was created by Francesco Dimilta, who was born in Accettura in 1943.

After leaving his hometown at a young age in search of work, Francesco spent part of his life abroad before eventually moving to Riccione.

Together with his wife, Vincenza, he developed a successful business in the wholesale handbag industry.

Despite establishing his professional life in Riccione, Francesco always maintained a strong connection with his hometown of Accettura.

During the late 1980s, he decided to invest in his hometown by developing a new hotel at a time when modern accommodation facilities were still relatively limited in the area.

He acquired a group of older buildings in the centre of Accettura and personally followed the construction of what would eventually become Hotel San Giuliano.

Throughout the development, Francesco regularly travelled between Riccione and Accettura while continuing to operate his other business.

The hotel opened during the early 1990s and subsequently developed into a long-standing family hospitality business.

During the early 2000s, Francesco also acquired and renovated another smaller hotel in Accettura, which was used as additional accommodation during periods of particularly high demand.

Today, more than 30 years after Hotel San Giuliano first opened, the Dimilta family has decided to sell the hotel as the family's principal business activities are now concentrated in Riccione.

Hotel San Giuliano therefore represents not simply a commercial property, but more than three decades of family history and a family's long-standing connection with its hometown.
